Yesterday I had an opportunity to meet with Sedona’s Committee for Public input on Additional Dwelling Units. Knowing that there are many people who are renting out a guest house on their property even though it is illegal to do so at this time, I wanted to attend the meeting to give my support to the newly crafted ordinance.
Why support this ordinance? Neighborhoods already have people who are renting out guest houses. Why not do it and have rules that protect the neighborhood? One thing I did not know: the City will offer an amnesty program that is somewhat complicated but exists.
Sedona is limited in land for residential and commercial construction and if you remember Econ 101, low supply and high demand will drive up prices. Sedona has been there for years…even during this down time. Did you know that in the Sedona areas 41 & 42 (MLS) we have only 16 Active Residential listings $329,000 and below and 17 active Manufactured homes; in escrow: 13 Residential and 0 Manufactured. In the last 6 months we have sold: 23 Residential and 10 Manufactured. This is a snapshot of Sedona’s affordable housing.
Because Sedona is primarily a tourist town, we desparately need homes for those who are in the service industry, school teachers, retirees, caregivers, nurses, and many others who work in the Sedona area.
